A new contemporary family home overlooking the North Norfolk coast

Occupying an exceptional site within one of North Norfolk’s most sought-after coastal villages, this new home enjoys uninterrupted views across the marshes, creek and sandy beaches beyond. The brief called for a house that would respond sensitively to its remarkable setting while providing a flexible home for several generations of the same family.

The prominence of the site presented significant planning challenges. Working closely with the local planning authority and conservation officers, a proposal was developed which carefully balanced contemporary design with the character of the surrounding conservation area, securing planning permission in early 2025.

The house is conceived at two connected elements: a self-contained apartment for everyday living and larger family home designed to accommodate children and grandchildren throughout the year. This arrangement allows the building to adapt naturally to changing patterns of occupation while maintaining a strong sense of connection.

Drawing on the scale, form and materiality of local buildings the architecture combines traditional red brick, cobbled flint and Norfolk pantiles with charred timber cladding, referencing the dark tones of tarred buildings found along the coast. From the road, the house remains largely concealed, while from the sea wall it site comfortably within the wider landscape, contributing positively to the character of its surroundings.

Internally, a series of layered volumes creates a sequence of generous yet intimate spaces. Living areas are arranged around a sheltered courtyard, with large areas of glazing framing views through the house and out towards the surrounding gardens, marshes and coastline beyond.

Construction is now underway, with completion anticipated in summer 2027.
