Coltishall Housing

Norfolk

Three contemporary homes in Coltishall, Norfolk, inspired by the site’s agricultural heritage and designed to sit sensitively within their historic setting.

Located close to the River Bure, the site occupies a transitional position between the village and open countryside, immediately north of the Grade II listed Norfolk Mead Hotel and adjacent to the Coltishall Conservation Area. The planning-approved scheme required a careful response to the site’s heritage and landscape setting, balancing contemporary residential design with the character of the surrounding buildings.

The design takes inspiration from the historic walled garden and agricultural buildings associated with the neighbouring hotel. Three homes are arranged around a shared walled entrance courtyard, creating a sense of arrival while providing each property with its own private outdoor space.

The architecture draws on the simple forms and proportions of traditional agricultural buildings, with parapet gables, brickwork and restrained contemporary detailing. A consistent architectural language unites the three homes, while variations in orientation, openings and external spaces allow each to respond individually to its position within the site and the surrounding landscape.

The sensitive location presented a number of planning challenges, including the site’s position within the Broads settlement fringe, proximity to designated heritage assets and constraints relating to highways and nutrient neutrality. Working closely with the wider consultant team, the proposals were developed to address these considerations while retaining a clear architectural approach.

The scheme demonstrates how contemporary housing can respond to a sensitive historic setting, drawing on local building traditions to create a cohesive development that complements the character of the village.
